Thanks HW. I meant no insult to you as a realtor. I know one or two good ones myself. Sadly, most don't listen to much of what the buyer or seller wants.

I didn't take it as one. I took it as a well deserved kick in the ass to agents who lack competence and depend on cleavage and pushiness to make a living.

Sometimes, I'll have a buyer who will look and say "you aren't saying much" I'll tell em that "talking isn't My job, listening is."

Hmmm,... what he did to her house, huh? I wonder if the guy gave her a discount or even a free roof in exchange for her getting him all that new work... not that she would tell you, of course.

It's highly illegal for her NOT to disclose any relationship but it appears that is exactly what is happening.

that's my concern. I wasn't even planning on calling him but she kept asking and pushing everyday and figured I'd at least call him to shut her up even though I have no intention of hiring him.

Good luck getting it sold littlewonder. The last 6-8 weeks, things have REALLY picked up around here.

Yes, illegal but how does one actually prove that?
Btw, I have sued a realtor for misrepresentation so I know some of what can go wrong. I have sued a lawyer for negligence as well so you have to be careful of everyone, no one will look after your interests as much as you will.

Thanks. I need all the luck I can get. If this one falls through at least the weather is getting nicer, the plants are in bloom and almost all the work has been done on the house now and what isn't isn't going to be done by me unless absolutely necessary at this  point. I have an open house tomorrow so who knows...maybe someone else will make an offer tomorrow before I have to accept or reject the offer on Monday.

Her friend needs some work is how I see it.

Have you had the home inspected? An inspection by an outside person alleviates all this BS. It might cost a few hundred dollars, it's worth so much more in the end.

well, if this offer falls through then maybe you should get some new photos of the house with the new work done and all the flowers blooming to update the pics on your listing. A lot of people go through the internet now to look at listings then decide from there which ones to view so the better the photos on it, the more traffic you should get.

some of the pics have been updated, others have not. They get updated online as the work gets done. I just finished some of the work last week so they'll be updated this week if the sale doesn't go through.

And I didn't hire an inspector because the realtor said not to waste my money since the buyer would hire their own and I could do the work if it was needed for the sell but if this one doesn't go through then I most likely will hire my own depending on the cost.

The buyer will hire their own inspector.

But it seems as if you are tied into a contract with this person, am I correct? Since she seems to be pushing her own agenda, an inspection (paid for and therefore chosen by YOU) gives you the information you need to stop her in her tracks.

PA has a land disposal fee for roof shingles.  It is something like $1000. If they did not explain this to you- you better ask!

If it were me- I would knock off some of the price rather then do the roof.   BTW-  I doubt you can tell damage other then extreme by merely walking on it. Any time I ever had work done- there was surprises.

If the home doesn't sell, she has wasted her time. I have never met a Realtor that wouldn't do all they could to close a deal.

Inspections can vary wildly.    I seen a house that should have passed- not- and the reverse as well.   So it is not always clear cut. 

I over did some items on this house- thinking it would be required- when frankly the inspector was more interested in simply getting paid.   He would have been here in the whole house for 90 seconds on the re-inspect.   Of course- I wanted him out fast- as I wanted to close.    (It was on me to make the repairs here prior to purchase)

We replaced the roof after a hail storm about 3 years back. Because there was such extensive damage, The Man took a roofing shovel and stripped it. If it had simply been old but still in good shape, then he would have recovered it. But all the curling and torn up bits prevented doing that.

About laminate over carpeting. It will make it easier to sell. Unless the carpet is brand new with no stains at all. People have no imagination and they don't want to do more than just move in to a place. Any work required means in this market that they'll just buy something else. Unless you're willing to list it as a handyman's special and slash the price $50K.

^  actually this is comical.   They sell houses here in my area where nothing is turned on- completely as is.  If you want to learn if something works you have to put the utilities on your name-  pay the connect and then disconnect.

Actually, hunky, I (as a broker) usually pay for that.

All the utility depts around here know Me well enough till I can get stuff turned on with a phone call. No signature or anything and they just bill me.

Actually DESfip the opposite is true. Sure a new floor might make an easier sell, but most peopl want to make a home theirs. I've seen people spend a couple grand on new carpet only to have the new owner rip it out to put in what they want.

In general, it is, from a financial standpoint, to spend more than a couple thousand unless it will bring a return on your investment such as a kitchen or bathroom upgrade. If you are going to spend 5-10K on general stuff just to get a quick sale, you are either an idiot or have money to burn.

Likewise if you think you need to drop your price 50 grand if you don't replace the carpet. It's at most a thousand dollar credit to the buyer.
