im just not sure why we need them.

You're talking about the people who try to get you to buy or sell a home?

If you're trying to buy a house, hire an exclusive Buyer's Agent. He/She will work only in your best interest. A regular realtor represents the seller, not the buyer.

Do you really need one? No... if you don't mind doing all the legwork, paperwork, etc., although you'll probably get quicker results with a good realtor.

do you mean realtors, like our estate agents in the UK? People who charge a fortune for doing very little, are never liable for any mistake they make, and allegedly are indispensable for the sale or purchase of one's house?

In my business I deal with alot of realtors. Only a few seem to be sucessful business people. The rest tend to be quite odd personalities that could not get, and keep, a regular sort of job.

They're getting greedy around here...6-8%. I'd prefer to deal with the seller direct...have an attorney draw up the papers for a small fee...go to the court house myself and do the title search,etc.
Problem is the realtors have most all the listings. I recently put an offer on a house in Idaho thru a realtor...was turned down. Fortuantely the woman took her house off the market and now I'm dealing with her direct and HOPING she'll decide to sell (pray for a nasty,cold,tuff winter...lol)...??? If she decides to sell...we'll cut out the broker fees.....win win for her and me! That realtor that first showed me the house hadn't even seen it....knew nothing of the place,etc. He was pretty useless. I did a pretty thorough home inspection on the place and I highly doubt he would have disclosed any of my findings (problems) I'd found on the house to any other buyers if the house remained on the market. As far as I'm concerned he and the realty co. didn't "earn" any 6-8% if they could have sold the place......jmo

Well I don't know about the other states, so can't answer for them. In Ca in our area we charge 5 percent and that's it and it's split four ways and we're taxed fifty percent between the Feds and the State, so not very greedy.  There are 1600 listings on the MLS so we don't see every one of them until we see it with client. It would be a grand waste of our time.
We do the inspections once the client makes the offer, because that's when the discovery process begins.  The 50 items that we look for and the pages of contracts are written by attorneys to keep the sellers from getting sued later and aid both buyers and sellers in the discovery process as far as what is wrong with the home etc. 
When I left the area and one of my clients did go through a For Sale By Owner, he has since lived to regret it. His buyer sued him, through no fault of his own, the buyer just lost his job, the buyer gutted the place and destroyed the electrical and the plumbing and the seller is out 220K in lawyer fees and repair bills on his house that he finally is getting back.  Extreme case, there are for sale by owners who are happy and buyers who are a happy but in a litigous society you had better know exactly what you are doing because that is what can happen. 
As far as not knowing what  REALTOR does, that is a problem, because we are so often behind the scenes, doing contracts, dealing with inspectors and trying to make sure the house is up to snuff and that everything is as it should be.  And yes, in a down market (such as this one that I"m now) we're also trying to drum up business.  Hope that gives you a clue.
And yes there are bad people in this profession as in any, but there are many good ones.  Always helps to get referrals. That's why my trifold carries testimonials.  JD

I've dealt with a few realtors and have liked about 40% of them.

We need them because it's a hell of a lot of work to sell a home otherwise.  I have a friend who is a realtor.  He's a nice guy.  He used to play in a band with my husband.  Definitely no god complex there.

The last house I bought was without a realtor, the first was with. I didn't see any difference on the buying end. Since we bought the last house from the people that are now our neighbours, I know that all they needed was their attorney to draw up the paperwork and handle a few details. Pretty easy and painless on both sides. The only glitch was the mortgage lender that did not have their paperwork in order, something that would have been out of anyone else's hands regardless.
