Curious- my friends aunt has a farm- and told her what the taxes are.   Does $25,000.00 sound too high?

We are talking very rural.  One house.  The farming acreage is leased to a farmer.   I dont know what for buildings on it.   northumberland county PA.  Closest store is 12 miles.

Do they owe any back taxes?

Property tax rates vary on where the farm is located.

They are taxing not only the acreage but any buildings on the property, such as barns, sheds and houses.

I don't know but the rate may be higher if it is a "working farm".

When was the last time the property was appraised?

If it has been awhile, it might be a good idea for them to request one provided they havent made improvements.

My recent home appraisement knocked 50K off the total value.

Location location location.

I don't know about there, but here in Iowa, it varies HUGELY by county, even city.

It is conceivable they don't have ag homestead.   Usually land under water or in pasture is of less value than wooded land.

I was not going to post it...

Her aunt is retarded- slightly. The farm is in trust for her.  Things set up- so the "banker" handles everything- and being that the gal could be taken of vantage of- I am sure some things are just not told.  (neigbors always want a place for dirt cheap)

So  one year the tax was $600.  Now the banker- takes out a loan to pay the 25k tax.

The aunt is not the youngest- and one day the farm might be left to my friend- who was horrified by the idea due to property taxes.

I think farmland here was going for at least 7k - to 12k an acre.  (5 years ago)

I disputed my taxes here and won.   It was a shrewd move.   I dont discuss it tho with locals.    In the pocanos- there are busy bodies who turn in people they think dont pay enough-  most influx from NJ.

25k sounds very high for a farm.

You need to find out the property tax rate (millage) and the most recent valuation of the property. conveniently enough both should be amatter of public record, just contact the local assessors office.

As mentioned above it varies widely from area to area, but all of that sounds odd.  If it's in a trust, who is designated as the trustee?   The trustee has the right to submit a Qualified Written Request (QWR) to the bank and obtain a complete record of all transactions the banker has made in relation to this property.  If the banker is the trustee, then it will have to come from your aunt or someone who has durable power of attorney for your aunt.

The tax assessors office at the county courthouse should be able to provide you with the tax assessed on that property and why, it is public info that can be gotten on anyones stuff, not just your own.

A 50k house here tax ranges from $600 -$900 a year.

So lets take 170 acres at 10k-  =  1,700k.    34 x $900 = $30,600.

But farmland I doubt is taxed the same rate as a house on an improved lot.

If they're borrowing money to pay the taxes, it's not a situation she can just let slide. You made a comment that was confusing. You said one year the tax $600, then it was 25k. I'm not sure how that can happen unless the property was seriously under valued and then appraised.

Either way, borrowing money to pay taxes is just digging a deeper hole. It's not like it's a one time thing and it's not like they get cheaper as time goes by. It sounds like the whole situation needs a serious review. I wrote tax code for 8 years. I saw more than one property sold on courthouse steps for back taxes.

Sounds pretty complicated already. Who has power of attorney? The aunt?

pa, if you are willing to put some effort into it, go to the county tax assessor's office, it's all public record, but northumberland co. does not have the information online.

some of the county websites do have that info online as long as you are able to provide a property address.

Ih Ohio we just get all this online. In fact that's a good way to find "distressed" properties. But then again, you need to know where it is. It also kinda matters if you can ski on it or if it was just strip mined ten years ago.

Some good ideas here- and I thank everyone who replied.  :-)

I think I need to talk further to my friend- as I have only limited information.

The tax shocked me- in the sense that one day I would like to live in the country...tho I do not need 170 acres...    a high tax bill would put a stop to the goal.   Well a $25k tax bill would....

If I did the math correctly, it works out to $ 147.58 ish per acre per year.

I WISH my property tax is only that per year, compared to the 3200 that it actually is.
