Hi- I cant find the thread I did on the 4k grant money -- [I am totally dragging today with pain levels too]

Anyhow I finally got 1/2 of the 4k- which is what I contributed per the family savings account. Now I tore the house apart- searching for receipts for all upgrades. What a task!!! I cant find it all.

The neighbor had a guy on their roof so I asked for an estimate. I spend hours and hours weeding and watering. A truckload of weeds ready to go.

It feels liks ve I built a house- not bought one.

So opening up to discussion, what repairs - tasks are on your list this fall??

Home maintenance is neverending ... the front steps need replacing, which is going to be expensive - the brick is starting to fall apart. All the trim around the front door and sidelight needs replacing. The deck still needs to be powerwashed - and we're almost into August! Sometimes it's overwhelming just keeping the laundry and dishes clean, let alone all the myriad of tasks which come with home ownership.

I rent, and I pretty much rebuilt the damned thing to get it for cheap.

Staining my deck. It's been a few years and it needs to be done. I will probably wait until the fall and cooler weather. I am grateful to have my home and an affordable mortgage payment, I don't mind doing the routine maintenance stuff.

I need to paint my kitchen, hallway and guest bedroom...I'm dreading the kitchen because of having to wash the walls beforehand. ick. otherwise, I enjoy the instant gratification that painting brings.

Well, if you really want a list...

Install the atrium doors to the hot tub.
Take out the french doors on the front porch and install them in the pool room.
Finish putting in the pavers in the back around the pool.
Start putting in the pavers around the hot tub.
Get the siding on the garage done
Finish the eves on the garage.
Install gutters on the front porch and garage.
Add a room above the diningroom.
Clean out the basement
Get the garage organized so we CAN clean out the basement.
And if there is still time and energy...
Gut the kitchen and laundry room...
Then put in new floors and rebuild the kitchen.

Shall I go on?

Just a hint here... you don't have to wash the walls first, just put on a coat of oil based Kilz first, it's an awesome sealer and hides a multitude of sins.

You're most welcome... we've painted over some pretty ugly walls and the trick is to use the oil based, not the water based, that's just for new construction.

Kilz is great, covered all of our water stains from leaky roofs.

I can't begin to list all of the repairs needed around here but most of them we have been living with for years so they probably won't get done until we decide to prepare the house for sale.

Huge house needing a LOT of work. Partial list:

Finish tiling back porch.
Tile front porch.
Rip out carpet in bathrooms (sad but true) and tile.
Replace cracked mirror.
Caulk molding in several rooms.
Repaint darn near all walls.
Plant several fruit trees and berry plants in back.
Rip out ugly pine shrubs and plant domething like hosta in front.
Get huge spruce tree in front cut down.
Put in Cu to Al wire nuts everywhere.
Get sliding glass door rekeyed.
Stain back yard concrete.
Put in hooks to hang bicycles in garage.
Put in pegboard in garage.
Rip out weeds - crabapples, trumpet vine, ash seedlings, thistle, and the dreaded bindweed.
Plant grapes.
Mudjack cement step.
Regrade back yard.
Fill under back porch.

can you use latex paint on top if it, or do you need to use oil-based? the walls are plaster, btw, nearly 70 yrs old if that makes a difference.

Ugh, same here... we've got four decks, plus a hundred feet or so of boardwalk, and it all needs to be cleaned and sealed, some needs repair... what a job.

i still need to:
buy and install gutters
screen in the main deck (20' square)
build additional decking to reach the pool
bring in fill for the driveway and under the main deck
install lights under main deck
install lights for pool area
lattice in area under the main deck, with doors to drive the riding mower through
build sound-dampening cover for pool pump
finish shelving for under main deck
finish re-grading pool area
finish retaining walls around pool
bring in gravel for drainage area around pool

figure out what to do about the dead 50' oak tree partially overhanging the pool

They're predicting heat index temps of 105 and 106 for this weekend, so i doubt the list is gonna get a whole lot shorter...

Ahhhh the dam house list.

Finish the siding,
Re-seal the porch
Put in new hardwood flooring, baby rooom and Master BDRM (complete)
Piant stairway, hallway, living room,
Find garage in pile of junk in backyard and clean
locate cats in basement
contact realtor and see what house is worth before starting list, is selling easier?
fix main sewer line leak to street
Re-roof walk around porch gazbo
fill cooler with beir
empty cooler of said beir

Yep, we've used just about every kind of paint over it, our walls are plaster as well... about 130 years old.

OUCH!
Boy, am I glad I own a *condo*!
I don't do *Anything* once I walk out the door!
ALL exterior maintainence is taken care of .
After "Condo Living" I don't think I'll ever own a house again!
I just walk down to the pool and enjoy it.
I don't have to worry about the "Ph" level as we have a pool guy who stops by 3 times a week and takes care of it.
This is a different housing market here than in other areas.
One of these condos sold in two weeks.
The Moving companies call this a "move to" area not a "move from" area.

I would not last at a condo. Im too disruptive and I like my garden area. I also tend to not follow rules. I wish I could go further out. I hate the busy street here.

I note on this that 8 out of 10 houses need stuff. It floors me that the house mom practically gave away in 1985 -15 years later the people had the nerve to complain that the skylight leaked and the freazer had to be chopped up to get it out of the basement. Along with other complaints. I know the guy who buildt the house and it was no peice of junk.

Mom is now in a condo. They actually ticketed her for her car window sticker in the parking lot.

This is where it helps to get along with the neighbors. The other KNOW I will get to items- so they bear with it. They also know if something doesn look right- I will say something.
I seen soemthing that looked like trouble moving in on the next street....

You know _ I have come to think of maintenace soorta like a car- or teeth- yeah you can replace and redo it all- but when to say when?

Washing walls before painting is always a good idea, especially in a kitchen or bath. It relates to adhesion. Without good adhesion your wasting your efforts by painting. Kitchens are full of adhesion robbing type stuff that just kind of exists as a thin layer on top of everything.

There is, or at least was, a product called Soil-Ax. A trisodium compound with a few other things thrown in. A good cleanser. The beauty of it was that you didn't have to rinse the walls afterwords. Rinsing well, with other products, is pretty important, otherwise the cleanser you use may get rid of the dirt and grime that interfere with adhesion but the cleanser itself presents it own problems. Soil-Ax doesn't have that problem. Rinse free cleaing.

Another alternative to Kilz is shellac. I use shellac as a sealer, and sanding sealer, for almost all the furniture and cabinetry I do. It sticks to almost everything and almost everything sticks to it. A benefit of shellac is that it is all natural. The finish itself is made from the secretions of the lac beetle in Asia and India. Yes, really. It is alcohol soluble and that is used as both the thinner and the cleaner. Available in most hardware stores. Buy the clear shellac.
