Let's see, we have no police.  There is a county sheriff-2 of them.  We have no school.  We also have no public services.  We do have a sewer in town...but everyone else has their own well.  Our highest paid city council member is paid like less than half of a minimum wage full time job for the month.  Yet, for the city council member that is a years salary.  No idea if I made sense...but they get paid like 1000 a year for the mayoral position.
Our town takes in on the low end 5000 a month from Keno revenues..and sometimes up to 12 grand a month.
Lottery and sales tax...we average out about 12 grand a month take in.  Yet we are paying out literally nothing.  So the town has a bank account that is growing and growing.
Hardly no business in town other than a couple of bars..mini mart..the coffee shop isn't making it.  Post office, imagine if we were the size of a real town.

Gloria,  It sounds frought with waste and mismanagement.  From our talk on the phone,  I beleive you ARE overtaxed- based on the numbers we talked  about.  One idea is to look up what comparable  houses pay in your area.  If your place is higher- file an appeal. If it is lower,dont.

It isnt to hard to   appeal.  In my case  I ran comps from online.  I included   that IN my appeal.   This made it    easy  on the  pencil  pusher.  I gets  a call.   "we  are  prepared to reduce down to x  mils", "if that is not acceptable, then  you would have  to appear before   the board".     I said    I accept.   When  I filed  I was told no one does this..and it is unheard of.   I accepted w/o going  to the board because  if I did- a HIGHER tax could have resulted!   [thats the proto-cal]

Simpy stated-  detailed documentation makes it easier to "approve" it.  If audited the rep can say, "here is why"-- it isin the file, documented.... and  easy to do.  If your proof is shabby, then you simply have made more work for them.  Humans are lazy.

I've no idea what others in the neighborhood pay for their taxes.  I know our houses cost the most in this town.  Been talking to people here lately.  We don't live in track homes so it is hard to differentiate the different costs.
There are two houses on our block that "look" larger than ours.  I guess those would be the two to start with. 
However if we figure in land as well, there is only one.  As you know we've done improvements, but still.  We just ordered windows for our 3 season patio...its time to insulate and make it a useful space for us.  At least we can write off energy credits on taxes.

I have a 3 b/r 2 bath 1250 sq. ft condo on a golf course and pay $378 per year in real estate taxes so I don't complain too much.

Popeye, our house is more than double the size...though our tax bill is like...8 times the amount. And going up probably as I type this.

Gloria,   I used a realitor site that listed the taxes per the property.  Some list the tax others dont.   So using the county you live in- trying to keep it the same square footage ect= you might find comps.

The point is, LaM, that there are plenty of taxes already being assessed.  There is no question in My mind that the money flowing into the federal, state and county coffers are carelessly mismanaged.  Property taxes are going sky high in many areas of the country.  Even if I can qualify for a mortgage, by the time I add the T&I and then the possible HOA fees, depending on what I can afford, the payment is out of reach for Me.  *shrug*
We already pay fed, state, utility (My basic phone bill effectively doubles just due to the various taxes).  County taxes, via the assessment on privately owned property, is just another way to get into our wallets and make sure that nobody really owns any real property free and clear.    And even that is never enough.  We must have special bonds and budget overrides.  Then we go shopping for necessary clothing or groceries and pay more tax!
Sorry, I am one of the disgruntled Americans who would like to see something more for My dollars.  I am supposed to manage My budget, so I am at a loss as to why the almighty "government" does not need to manage theirs (which is our money in the first place!).   
And please don't anybody bring up, yet again, the Post Office.  I've seen that offered up as a federal service that I for which I should be appreciative.  I am pretty sure I put an expensive stamp on the envelope every time I mail a birthday card!  And their shipping rates are not competitive to UPS or FedX either. 
Actually, I am pretty sure we are using sugar plums and dancing faery dollars already.  Those greenbacks aren't really real, are they?

And yet...we pay less in taxes in this country than they do in any advanced nation in the world.

Maybe we need to recalibrate our expectations?  My complaint isn't that we pay too much in taxes.  My complaint is that we get jackshit in exchange for them.

Well we could all revolt and protest, after all we may even get to share the same cell in leavenworth.
